(For the Highest Price the Market Will Pay)

Your home is probably your biggest investment and you need to take the steps necessary to insure that you will sell your home for the highest possible net price and  in the shortest time possible with as little stress as possible.
 

Hint #1:  Dress Your Property for Sale  Before you list your home, you need to make sure your home is in top showing condition.  Remember: How you live in a house is not how you sell your house.

Hint #2:  Price Your Home Correctly  Pricing your home correctly is not easy, but it's the most important thing you do before selling.   If you price too high it will sit on the market for a long time and even if you later reduce the price, the stigma of being on the market for a long time will continue to hurt you. You could end up selling it for less than market price!  If you price your home too low, you will obviously lose money.
Hint #3: Understand Your Rights and Obligations  Real Estate laws and regulations can be very complex.  When you sign a contract for the sale of your home, it's a legally binding document.  An improperly written contract can create many problems for you.  You must understand what repairs and cost you are responsible for in the contract.  Use a competent Real Estate Professional who will help identify those things before they become a problem.
Hint #4:  Never Sign a Long Term Listing Agreement with NO WAY OUT!  Just about every Real Estate Professional has good intentions about helping you sell your home.  Many will ask you to sign a long term listing agreement with terms up to a year.  If your home does not sell quickly, the associate will gradually loose interest in your home.  Make sure you either have a cancellation guarantee or only sign a shorter listing contract.
Hint #5:  Select the Right Real Estate Professional  Not all Real Estate professinals are created equally.  You need to make sure that they will actively work to market your home and make it stand out from the competition.  Make sure they don't do marketing  just to please you, but really  just ineffectively  wastes your time and money.
